A portable washing machine for apartments works if three things are true: your tenancy agreement does not forbid an appliance connected to a tap, your tap will take the fill adapter, and there is somewhere within hose reach to drain. Those checks take five minutes, and failing any one makes the machine useless. Capacity, programmes and brand only matter after all three pass.
Be strict about it, because a flat is the one place where a laundry mistake is not only yours. A leak goes through a floor into somebody else’s ceiling.

The three questions your lease answers first
Go and read the appliance clause before you read any product listing.
Does it prohibit connecting appliances to the plumbing? Many tenancy agreements do, and a tap adapter counts whether or not anyone intended it to. If the wording is ambiguous, a one-line email to the letting agent produces a written answer you can keep.
Is there a water-damage clause? This is the one with teeth. A washing machine supply hose carries about 70 pounds of pressure, and a failed one puts out around 650 gallons an hour — State Farm alone paid nearly $30 million on those claims in 2020. In a house that is your floor. In a flat it is the ceiling of the person below you, and your liability. The consequence is a habit rather than a purchase: disconnect the adapter when the wash finishes, every time.
Does the building have quiet hours? Most do, and a spin cycle is the loudest thing a small appliance does. If your only free evening is Sunday and quiet hours start at nine, you want delay start.
Mixer taps, and the adapter that will not fit one
This is where the purchase most often dies, and it dies after delivery rather than before. Portable washers fill through an adapter that screws or clamps onto a tap spout, and a good proportion of contemporary mixer taps present nothing to screw onto.
Go and try to unscrew the end of your kitchen tap now. Three outcomes:
- It unscrews and reveals a thread. You are fine. Photograph it and note whether the thread sits on the outside or the inside of the spout.
- It will not unscrew but the spout is a plain tube. A clamp-on rubber adapter will grip it. Expect a slight weep and do not over-tighten the collar.
- It is a pull-out spray head or has no removable end. Stop. Check the bathroom basin tap instead, and if that fails too, this format will not work in your flat. Full detail on adapters and formats is in portable washing machine.
Renters forget one thing here: you cannot change the tap. A bath tap is often the only threaded spout left in a modern flat.
Draining in a flat with no utility sink
A portable needs somewhere to put ten to twenty gallons of grey water per wash, quickly, without flooding anything. Three realistic options, and they are not equal.
The kitchen sink. The usual answer, and it needs a drain pump because the rim is above the drum. Hook the hose over the edge and tie it to the tap so it cannot climb out — a loose hose empties the drum across the floor.
The bath or shower tray. The best option if you have one: floor level, so it takes a gravity hose with no pump, and it contains any accident. The machine has to live in the bathroom while it runs.
A floor drain. Rare outside purpose-built blocks, but the easiest of the three if you have one.
What you cannot do is lengthen the hose to reach a drain across the room. GE states it plainly: there are no extensions for compact or portable washers, because the extension will not attach to the original hose — there is no way to clamp it on. The machine goes to the drain, not the other way round.
When the laundromat is still the better answer
Some readers should walk away, and it is worth naming them plainly rather than in small print at the bottom.
If you share a wall with a bedroom. A spin in a lightweight cabinet transmits straight into the structure, and imbalance matters more than speed. Maytag describes the mechanism for its own machines: an off-balance load creates movement in the basket, resulting in noise, vibration, reduced spin speed and longer cycle times. You will hear all of it, and so will the neighbour. Read what makes a washing machine quiet and anti-vibration pads before you commit.
If there is nowhere to dry. A portable gets laundry damp, not dry, so it goes on a rack. In a sealed flat, drying several loads a week indoors puts a lot of moisture into the air and you meet it again as condensation and then as mould.
If you wash bedding weekly. No portable takes a double duvet properly, so you end up at the launderette for that item anyway — at which point the rest might as well go too.
If there is a laundry room downstairs. Three floors and a lift beats three fills and a drying rack, and it is somebody else’s machine to maintain.
Choosing a portable washing machine for apartments
Once the three checks pass, rank machines on these four, in order.
- Does it have a drain pump? If your only drain is a kitchen sink, this is not negotiable.
- Can it be put away? Under about 35 lb and 25 inches wide, one person can move it to a cupboard. Above that it lives in the corner permanently.
- Does it have delay start? The feature that lets the spin run at a sociable hour.
- How wet does it leave the load? Spin speed matters more in a flat than anywhere else, because every extra pint left in the laundry becomes humidity in the room.
Three machines for three apartment layouts
The flat with no permanent space: COSTWAY 26 lb twin tub
An 18 lb wash tub and an 8 lb spinner with separate motors, a built-in drain pump COSTWAY specifies as handling up to 39 inches of lift, a spray function in the spin tub for rinsing out foam, a 4 ft fill hose with an adjustable metal clip, and a lint filter. It measures 25 by 15 by 28.5 inches and weighs 30.5 lb, with side handles and a cord organiser. Those last details are the point: this is built to be carried to the sink and carried back to a cupboard, and fifteen inches of depth sits beside a bath without blocking it. What it will not do is run while you are out.

The studio where it has to run while you are out: ROVSUN 17.8 lb
A 1.5 cu. ft. fully automatic single drum with eight wash modes, five water levels, a built-in drain pump, a child lock and a self-clean function, 20.1 inches wide and 34.1 inches tall, with a documented 26-minute quick wash. The width is why it suits a studio: just over 20 inches fits the gap beside most kitchen units, and it runs a complete cycle unattended so you can start it and leave. There is no heater, and extraction is weaker than the twin tub above.

The flat with nowhere to hang laundry: Auertech washer and dryer set
A 28 lb fully automatic washer with a 400 W motor and a 1600 rpm spin, ten cycles including a tub clean, five water levels, a built-in drain pump, a faucet adapter, a child lock and 24-hour delay start — paired with a separate 2.8 cu. ft. dryer with eight modes. The washer is 23 by 23 by 36 inches; the dryer is 22.5 by 19.5 by 27 inches and takes a wall-mount kit sold separately. This is the answer to the drying problem, and 1600 rpm is the highest spin figure on this page, which means less water going into the dryer to begin with. The caveat is that this is two appliances and a small flat has to find room for both.

FAQ
Can my landlord make me get rid of a portable washing machine?
If the tenancy agreement prohibits connecting appliances to the plumbing, yes, and the fact that the connection is temporary rarely helps. Ask in writing before you buy rather than after — a machine you have to return is an expensive way to find out what a clause meant.
Where should a portable washing machine go in a small flat?
Wherever the drain is, which means the kitchen or the bathroom. The bathroom is often better: the tray takes a gravity hose, the floor is tiled, and a spill goes nowhere. The catch is that bathroom sockets are frequently shaver-only, so check for a standard outlet within reach of the machine’s own cable.
Do I need to tell my insurer?
Check your contents policy for an appliance or water-damage condition. Most are untroubled by a portable washer, but some exclude damage from appliances not permanently plumbed by a professional. Two minutes, and the answer only matters once.
How do I stop a portable washer moving across the floor?
Load it evenly, never spin a single heavy item alone, and stand it on hard flooring rather than thick carpet. If it still shuffles, the usual culprit is a floor that is not flat rather than a faulty machine — check all four feet make contact before buying anything to put under it.
Check the lease, then the tap
In that order, because one is free to check and the other costs you a delivery slot. If the appliance clause allows it, the tap takes an adapter and a sink or bath is within hose reach, a portable is one of the few genuinely good purchases open to a renter. If any of the three fail, no machine fixes it and the launderette is not a defeat. For most flats the sensible middle choice is the ROVSUN: narrow enough to fit beside a kitchen unit, automatic enough to run while you are out, and small enough that one damp load does not overwhelm a rack.
